The Croatian Bureau of Statistics has published final agricultural land price data for 2025. In Adriatic Croatia, the average price was EUR 9,401 per hectare for arable land, EUR 4,219 for permanent grassland and EUR 7,566 for permanent pasture.
At national level, the averages were EUR 6,723 for arable land, EUR 4,280 for permanent grassland and EUR 6,893 for permanent pasture. The data cover land used for agricultural purposes. The value of buildings and transfers between family members are excluded from the statistical calculation.
A statistical average provides a useful market reference, while the value of a particular plot depends on its specific features. Location, area, shape, access to a public road, water and infrastructure, soil quality, existing crops, co-ownership, easements and other encumbrances can all affect the price.
The land register, cadastre and current spatial plan should be reviewed together. The agricultural classification recorded in the cadastre, actual use and planning designation are separate pieces of information that jointly affect a purchase or investment decision.
