The City of Rijeka has published two public tenders for the sale of real estate. The first covers 15 business premises ranging from 14 to 120 square metres. The second covers five apartments unsuitable for habitation, including a 5/18 co-ownership share in one of them, and a separate 13/16 co-ownership share in another apartment. Bids must be submitted by noon on 5 October 2026, when the public opening is also scheduled.
A starting price and a deposit equal to 10% of that price are set for each property. The highest valid total-price bid is considered the most favourable. If two or more bidders offer the same amount, an oral auction follows. The tender specifically requires the bidder or a properly authorised representative to attend the public opening; absence is treated as withdrawal of the bid under the tender conditions.
Before deciding on a price, bidders should distinguish the purchase of an entire property from the purchase of a co-ownership share. A buyer of a share enters into a legal relationship with the other co-owners, so the use of the premises, the possibility of partition and future renovation costs matter. For apartments identified as unsuitable for habitation, bidders should inspect their actual condition, estimate the works required and check the land-register records, condominium ownership, access, common parts of the building and available technical documents.
A separate bid and set of attachments must be submitted for each property. The successful buyer's deposit is credited towards the purchase price, while withdrawal after the bid opening or refusal to conclude the agreement may result in its forfeiture. Given the short deadline, the documents and authority to act should be prepared before the final day.
