On 24 September, Rijeka City Council accepted the proposal for a new Building Land Price List. Its purpose is to align City prices with current market conditions and the rules in the City's building land decision.
According to the published draft, the price list applies when determining the starting rent for City land and compensation for the establishment of easements. An easement may be required, for example, for utility infrastructure, access to property or the use of part of City land for a particular project.
The sale value of City land is determined through a valuation report or another prescribed valuation method. The price-list amount therefore does not by itself determine the sale price of a particular plot. Each transaction requires a review of its legal basis, area, zone, land use and the scope of the right being established.
Publication in the Official Gazette of the City of Rijeka and the provision on entry into force will determine when the new price list begins to apply.
